What Is Included in My HVAC Maintenance Plan?
Gas Furnace and Air Conditioning or Heat Pump Systems
- Check emergency electric backup heater and test operation
- Check compressor for mechanical, compression and weak or shorted motor windings
- Lubricate motor and fan bearings as well as other moving parts as necessary
- Check and inspect condensation drains and fittings
- Check, tighten, and test all electrical connections, including disconnect switch
- Check blower motor for worn bearings and fan assembly for excessive rust or deterioration
- Check refrigerant level, pressures, and temperatures
- Check all controls, switches, relays, transformers, contactors, motors and fans
- Check outdoor coil for leaks, damage, excessive rust or deterioration
- Check indoor coil and drain pan for refrigerant leaks, water leaks, excessive rust or deterioration
- Check for airflow restrictions that impact performance
- Replace standard air filter (Specialty filters available at extra cost)
- Complete a written report for customers with system recommendations
Oil Burner Tune-Up for Boiler or Furnace
- Replace oil burner nozzle
- Replace basic oil filter (RF-1 & RF-2) specialty filters at extra cost
- Replace or clean oil burner pump strainer (when applicable)
- Test safety controls and limit switches
- Test oil burner ignition transformer for correct output voltage
- Test thermostat operation
- Check draft over fire / breech to determine if heat exchanger needs cleaning
- Check for elevated carbon monoxide levels in and around equipment
- Check all wiring for secure connections & overall integrity
- Inspect flue piping for leaks or deterioration
- Inspect area for oil leaks
- Inspect motors and lubricate if necessary
- Inspect piping, valves, circulators, and zone controls for leaks and wear
- Perform a combustion efficiency test (when needed)
